What is a Detail Survey?

A detail survey (also called a feature survey or site survey) comprehensively maps everything on your property. Unlike a boundary survey that focuses on property limits, or a contour survey that focuses on levels, a detail survey captures the complete picture - existing buildings, trees, fences, driveways, services, and ground levels all in one plan.

This survey type is the primary input for architectural design. Your architect or designer uses the detail survey as a base layer, understanding exactly what exists before designing new work. It prevents costly surprises during construction and ensures new designs respond appropriately to existing site conditions.

Wollongong City Council often requires detail surveys for development applications, particularly for sites with existing buildings, significant trees, or complex topography. The survey demonstrates how proposed development relates to what's already on site.

What's Included

A comprehensive detail survey captures everything architects and engineers need to know about your site.

Site Features

All visible features on your property: buildings, sheds, pools, fences, retaining walls, driveways, paths, and paved areas. We capture locations, dimensions, and heights where relevant. Features extending from neighbouring properties that affect your site are also included.

Levels & Contours

Ground levels across the site presented as spot heights and contour lines. Floor levels of existing buildings. Top and bottom of retaining walls. Kerb and road levels at your frontage. All levels referenced to Australian Height Datum (AHD) where required.

Existing Structures

Detailed capture of existing buildings including wall positions, eave lines, floor levels, and ridge heights. Window and door positions can be included if required for design work. Critical for renovation projects and extensions where new work must integrate with existing.

Services & Utilities

Visible service infrastructure: power poles, street lights, stormwater pits, sewer manholes, water meters, telecommunications pits, and service connection points. Underground services are shown where visible evidence exists (pit locations, pipe inverts).

When You Need a Detail Survey

Detail surveys are essential for many Wollongong property projects:

  • New Home Design: Architects need comprehensive site information to design your new home. A detail survey provides the base plan they work from.
  • Renovations & Extensions: Extending an existing building requires precise understanding of what's already there. A detail survey documents the existing structure.
  • Development Applications: Council requires detail surveys for many DA submissions. The survey shows how proposed development relates to existing site conditions.
  • Subdivision Planning: Understanding existing features helps determine optimal lot layouts and identify constraints that affect subdivision feasibility.
  • Tree Assessment: When significant trees affect development, the detail survey captures tree locations, species, sizes, and canopy spreads for arborist assessment.
  • Due Diligence: Before purchasing development sites, a detail survey reveals exactly what you're buying and identifies potential constraints.

If your project involves any design or assessment work, a detail survey is almost always required. It's the foundation document that all other consultants work from.

Detail Survey Cost Wollongong

Detail survey pricing depends on site size, complexity, and the level of detail required:

Standard Residential

$1,500 - $2,500

Up to 800m2, typical features, standard detail level.

Large or Complex

$2,500 - $4,500+

Larger sites, steep terrain, multiple buildings, detailed existing building capture.

Factors affecting price include property size, number of existing buildings, terrain complexity, vegetation density, and whether boundary references are included. Tell us what you need the survey for and we'll recommend the appropriate level of detail.

Combined surveys: If you need both detail and boundary information, we often provide combined detail/boundary surveys at a lower total cost than two separate surveys.

Frequently Asked Questions

What's the difference between a detail survey and contour survey?

A contour survey focuses primarily on levels and contour lines. A detail survey captures comprehensive feature information plus levels. Detail surveys are more comprehensive and include everything a contour survey does, plus detailed feature capture. For most design projects, a detail survey is what you need.

Do detail surveys include boundary information?

Detail surveys typically show boundary references (where we believe boundaries are based on existing fences or marks) but not legally certified boundary positions. For legal boundary identification, you need a separate boundary survey. We can provide combined detail/boundary surveys if you need both.

What format do you provide survey plans in?

You receive a PDF survey plan plus CAD files (DWG and DXF format) that architects can import directly into their design software. Some architects also request Google Earth files or 3D models - let us know your specific requirements.

How long does a detail survey take?

Field work typically takes 3-6 hours depending on site size and complexity. You'll receive your survey plan within 5-7 business days. Rush delivery is available for urgent projects.

Do I need to be home during the survey?

You don't need to be present, but we do need access to all areas of the property. If there are locked gates, dogs, or areas we can't access, please arrange access beforehand. We may need to photograph existing buildings for reference.
